Introduction:  The general public relies on first responders to maintain the peace, provide medical care, and support the community.  It’s never good news when a police and fire headquarters needs extensive repair.  Not only must cities rearrange their first response protocols to ensure the public remains safe and protected, it also complicates response times and inconveniences the public employees on whom the general public relies.  When the Williston Police and Fire Headquarters in Williston, Florida began suffering from some foundation problems, city officials called Ram Jack Solid Foundations to get the structure back in action as soon as possible.

Problem: Built by committee twenty years ago on top of an old cattle stock yard, the Williston Police and Fire building was suffering from serious foundation issues.  Not only was the soil settling, but the structure rested on a growing sink hole, making it unsafe to park the heavy fire trucks and engines in any of the six engine bays.  The geotechnical report proposed installing 420 cubic yards of grout, but the proximity of the site to a nearby city well made this solution less than ideal.  City officials wanted a safe place to conduct first response operations as soon as possible while maintaining the integrity of the city’s first response system.  Ram Jack Solid Foundations proposed an alternate solution that would both stabilize and repair the structure while allowing city employees to continue their important work.
Proposed Solution: Ram Jack Solid Foundations proposed the use of remediation helical piles to support the foundation in combination with placed grout to stabilize the ground below.  By using helical piles, the amount of grout needed would be reduced to 40 cubic yards, and the nearby well would not be threatened.  The helical piles would support the perimeter, interior, engine bays, and column footers; and the interior would be further supported by a newly placed slab to replace the damaged one.
Outcome:  Working around the clock in 24-hour shifts to complete the job as quickly as possible, Ram Jack removed the damaged foundation, installed helical piles, and placed a new foundation with no delays.  Once complete, 450 helical piles were installed to an average depth of 22 ft., supporting the newly placed foundation and allowing city employees to get back to their usual business of serving the public.  City officials were more than satisfied with the job and ecstatic to have their employees able to do their duties in a safe, stable structure.

For many situations, a RamJack steel driven pile system will be installed.

The key to this system is the powerful dual hydraulic cylinders which drive the pilings with up to 70,000 pounds of driving force. In order to withstand the extreme pressures of RamJack’s hydraulic pile driving system, only heavy gauge, high strength carbon steel is used, along with a heavy wall independent guide sleeve.

This unique design rifles the piling into the soil without the bending or deflection usually associated with inferior systems.

Each steel pile is driven deep into the soil until a layer of bedrock or adequate load-bearing strata is encountered. The depth of each pile may vary according to the underlying geological formations.

Once all piles are securely set, the foundation is carefully lifted to an elevation of maximum practical recovery.

This will permanently halt any further deterioration due to settling of your foundation.

Sometimes a customized remedy is required for a permanent solution. RamJack’s patented helical piles are the best solution for certain soil types, and for interior applications. High torque from hydraulic gear reduction motors spin helix discs deep into the soil until dependable load bearing strata is reached.

Leaning Chimney | Foundation Repair or Structural?

A very common problem in residential construction is a leaning chimney.  Which way the chimney is leaning will tell you if you have a structural issue or a foundation issue.

 The two main types of leaning chimneys are:

  • A Chimney Leaning AWAY from the house.

  • A Chimney Leaning OVER or ON the house/roof.

If you have a chimney where the top portion (near the roof line) is leaning over or on the house and looks like if it continues it will come crashing into your home – you have a serious structural problem.

 If your chimney looks like it is leaning away from your house – as if it was going to fall in your yard – you most likely have a foundation problem.  While there are many reasons a chimney can lean away from a house – the most common are

  • uncompacted fill material (such as a chimney near a basement or deep crawlspace)

  • Shallow footings

  • Poor or unsuitable soils to handle a concentrated load

  • Poor drainage/water management

In any of these cases, the use of a helical or resistance pier can be used to support the falling or leaning chimney.  In many cases the chimney can be pushed back and lifted at the same time resulting in a much improved look.  We typically see 50% or more of the chimney lean restored.

What many may not know is that All Florida RamJack  can install new construction helical piles.

When builders are planning a home site on land that it is questionable, it is important for them to make sure that soils can support the weight of the potential foundation.

Many builders will hire a engineer to analyze the soils. The engineer will usually call for soil borings. These soil borings can let him know what types of soil are below and at what depth.

If the engineer finds soft soils or organic material that are still decomposing. These types of soils are not suitable to support the weight of the proposed foundation. That is when All Florida RamJack  comes into the picture.

The engineer will design a system consisting of helical piles. These are steel pipe with one or more helix disks on it. These anchors are hydraulically screwed into the soils until they hit resistance and are deemed able to support the necessary weight required to support the live and dead loads put upon them.

Once these helical piles are install, a new construction bracket is attached to the steel pipe. Once all these piles are installed and brackets in place the foundation contractor can form up and pour concrete footings right over them.

This process of installing new construction helical piles is the best way to ensure that the proposed foundation is stable and able to support all the weight of the foundation and house.

Pier and beam homes, generally referred to as crawl space homes, present an interesting twist on foundation failure. While many homes will still experience perimeter settlement of the foundation, the interior of the home is often where we see the most movement. This is largely due to initial construction and soil conditions, and it can lead to the need for crawl space repair.

Typical crawl space repair involves inferior methods, including inserting wooden or steel shims between the concrete blocks and the wooden structure. While shimming may initially seem effective, it has to be adjusted every few years.

In the 1830’s, the earliest versions of today’s helical piles were used in England for moorings and for the foundations of lighthouse structures. Today, helical piles are gaining worldwide acceptance throughout the construction industry and engineering community due to the versatility of both the product and the installation equipment. In 2007, the International Code Council Evaluation Service, Inc. (ICC-ES) approved AC358, Acceptance Criteria for Helical Foundation Systems and Devices. Helical piles are also now included in the 2009 International Building Code.
