Foundation and Sinkhole Repair – Compaction Grouting – All Florida Ram Jack

Foundation & Sinkhole Repair and Compaction Grouting

Ram Jack offers several options for sinkhole repair and foundation remediation to residents in Tampa, Florida and the surrounding areas. Many types of soil can see improvement with Compaction Grouting. Compaction Grouting is used for soil stabilization and densification as well as void filling. This method is used to fill the voids in the ground around and under your dwelling, providing foundation reinforcement and can be used for sinkhole repair.

How Does Compaction Grouting Provide Soil Stabilization?

The main purpose of compaction grouting is to increase the load the soil can bear by adding material to the lower soil layers. To do this, we utilize a limited access drill (which can fit through a 36” door opening) to drill to the adequate depth. Next, a thick cement/grout mixture is pumped into the ground under high pressure using a Schwing 500 grout pump and steel casing. We are capable of achieving 800 psi maximum and pump to a depth of 200 vertical feet. The soils are compacted as the cement/grout mixture penetrates the soil. The thick cement mixture is formulated to remain tight within the soil and fill any voids. The grout seals off the top of the limestone layer first. As the casings are removed section by section, the compaction grout increases soil density layer by layer. Finally, the casings are removed from the ground, loaded back onto the trailer and removed from the repaired property.

  • Our Tampa sinkhole repair company uses a custom-made Boxer drill rig with rubber tracks that can fit through a 36” door opening.
  • We use Schwing 500 grout pumps for compaction grouting.
  • Our crews put down plywood to protect the customer’s grass while the drill rig is moved around.
  • Our consistent attention to detail is why customers choose Ram Jack.

FIRE STATION SITS ON SINK HOLE

Williston-Police – Fire Headquarters

Williston Florida sinkhole Location: Williston, FL

Installer: Ram Jack Solid Foundations

Introduction:  The general public relies on first responders to maintain the peace, provide medical care, and support the community.  It’s never good news when a police and fire headquarters needs extensive repair.  Not only must cities rearrange their first response protocols to ensure the public remains safe and protected, it also complicates response times and inconveniences the public employees on whom the general public relies.  When the Williston Police and Fire Headquarters in Williston, Florida began suffering from some foundation problems, city officials called Ram Jack Solid Foundations to get the structure back in action as soon as possible.

Problem: Built by committee twenty years ago on top of an old cattle stock yard, the Williston Police and Fire building was suffering from serious foundation issues.  Not only was the soil settling, but the structure rested on a growing sink hole, making it unsafe to park the heavy fire trucks and engines in any of the six engine bays.  The geotechnical report proposed installing 420 cubic yards of grout, but the proximity of the site to a nearby city well made this solution less than ideal.  City officials wanted a safe place to conduct first response operations as soon as possible while maintaining the integrity of the city’s first response system.  Ram Jack Solid Foundations proposed an alternate solution that would both stabilize and repair the structure while allowing city employees to continue their important work.
Proposed Solution: Ram Jack Solid Foundations proposed the use of remediation helical piles to support the foundation in combination with placed grout to stabilize the ground below.  By using helical piles, the amount of grout needed would be reduced to 40 cubic yards, and the nearby well would not be threatened.  The helical piles would support the perimeter, interior, engine bays, and column footers; and the interior would be further supported by a newly placed slab to replace the damaged one.
Outcome:  Working around the clock in 24-hour shifts to complete the job as quickly as possible, Ram Jack removed the damaged foundation, installed helical piles, and placed a new foundation with no delays.  Once complete, 450 helical piles were installed to an average depth of 22 ft., supporting the newly placed foundation and allowing city employees to get back to their usual business of serving the public.  City officials were more than satisfied with the job and ecstatic to have their employees able to do their duties in a safe, stable structure.

All Florida Ram Jack   Seawall & Bulkhead Repair ,Soil Stabilization, Seawall and Bulkhead Repair

\

Our Tampa, Florida soil stabilization company understands the special foundation needs of our customers living along the coast. For those living on or near beaches, seawalls are an important part of foundation safety.

Seawalls are built parallel to the coastline to provide safety on muddy or sandy beach areas, in addition to protecting coastal land sections from erosion. For coastal foundation support, our foundation reinforcement company offers coastal timber support as well as bulkhead seawall tieback.

Ram Jack Seawall Repair

Ram Jack Seawall offers a patent-pending repair method for concrete, steel, wood and vinyl seawalls. The system can often return crooked or leaning seawalls to their post-installation position. Ram Jack’s seawall repair methods can permanently stabilize seawalls, virtually eliminating the need for future repairs.

Timber Pile Support System

Erosion is prevalent on sandy soils and beaches, causing homes built on timber pilings to move and sink over time. Ram Jack installs both helical piers and piling brackets in order to keep the piling in place. We use standoff brackets to hold helicals in place throughout the lifting process. Ram Jack’s brackets keep the timber pilings straight, without any tilting.

Bulkhead Tie-back Support System

Ram Jack installs helical piers and seawall brackets to repair bowing concrete and vinyl seawalls. The brackets can also be installed during seawall construction to prevent bowing from the start. The helicals are driven deep into the soil to hold the pressure from the wall and straighten it. Ram Jack includes a five-year warranty on the seawall brackets. These seawall brackets are a unique patent-pending design by our Tampa foundation repair company.

2. How long have you been in business?

RamJack has been in business for over 30 years, and has been at the forefront of steel pilings for foundations since the beginning. Our first patent was issued in 1987. About 20 other patents have been or are currently owned by RamJack, which has also spent 30 years developing and refining Foundation repair solutions to ensure the best quality in the industry.

3. Can I buy RamJack products?

RamJack products can only be purchased and installed by our trained dealers.

4. How do I know I have a foundation problem?

You can review the signs and symptoms of foundation failure information, but the only way to know for sure is have one of our trained specialists evaluate your home’s foundation.

If you don’t have a foundation problem, they will tell you. If you do, they will recommend a proper solution to your foundation problem.

5. How can I tell if I have foundation problems?

Evidence of foundation failure is seen in a variety of ways. Stair step cracks in your brick are the most common and obvious symptom of foundation failure.

You may also see your chimney pulling away or you may even find cracks in the foundation itself. Inside your home, you may see cracks in your drywall, broken window panes, uneven floors, or doors that won’t open or shut properly.

All of these signs indicate that your home’s foundation has moved and your home is out of alignment. The value of your largest investment may now be in jeopardy.

6. What happens if I call RamJack?

A professional RamJack representative will examine your home’s damage, measure variances in the foundation, and determine the best solution for your specific situation.

7. What kind of solutions does RamJack offer?

For many situations, a RamJack steel driven pile system will be installed.

The key to this system is the powerful dual hydraulic cylinders which drive the pilings with up to 70,000 pounds of driving force. In order to withstand the extreme pressures of RamJack’s hydraulic pile driving system, only heavy gauge, high strength carbon steel is used, along with a heavy wall independent guide sleeve.

This unique design rifles the piling into the soil without the bending or deflection usually associated with inferior systems.

Each steel pile is driven deep into the soil until a layer of bedrock or adequate load-bearing strata is encountered. The depth of each pile may vary according to the underlying geological formations.

Once all piles are securely set, the foundation is carefully lifted to an elevation of maximum practical recovery.

This will permanently halt any further deterioration due to settling of your foundation.

Sometimes a customized remedy is required for a permanent solution. RamJack’s patented helical piles are the best solution for certain soil types, and for interior applications. High torque from hydraulic gear reduction motors spin helix discs deep into the soil until dependable load bearing strata is reached.

RamJack has developed sophisticated software to assist engineers in designing the appropriate helix configuration based upon soil strength and applied loads.

Our engineering department is consulted every day by engineers all over North America to aid in designing foundation solutions.

Helix piles are also excellent for new construction, especially when bad soil conditions are known to exist on the building site. Concrete foundations can be poured the same day and each pile is independently tested during installation by monitoring the torsion resistance.

The RamJack new construction helix installations are especially useful in environmentally sensitive areas such as wetlands, tundra, or rain forests. In other situations, RamJack tie-backs with specialized brackets may be the appropriate solution for the problem.

Whatever the need, RamJack has a solution.

8. Why are RamJack solutions better than others?

RamJack offers the best piling system in the industry. All RamJack steel is ordered to our specifications directly from U.S. mills.

In order to maintain the highest quality product, RamJack utilizes state of the art manufacturing processes.

Computerized CNC units craft parts within a thousandth of an inch. Meanwhile, computerized plasma tables and robots cut and weld RamJack products to exact specifications.

RamJack products are coated with a highly durable thermal plastic coating which insures that all products will stand the test of time and are environmentally friendly. After the materials are clean and dry, the plastic powder is electro-statically applied.

Finally, the product is guided through a 40-foot high curing oven to permanently bond the coating to the product.

For over 30 years, the people of RamJack have dedicated themselves to providing a product and a service second to none. Through extensive research and development, RamJack has engineered permanent solutions for a variety of problems.

9. What will happen if I don’t do the repair?

It’s up to the homeowner to decide whether or not to do the repair. It’s our job to provide you with the most appropriate remedy for your situation. Over time, almost all foundation problems will get worse if they are not properly repaired.

Our Foundation Repair Method for Homes with a Crawl Space

Crawl Space Repair

Pier and beam homes, generally referred to as crawl space homes, present an interesting twist on foundation failure. While many homes will still experience perimeter settlement of the foundation, the interior of the home is often where we see the most movement. This is largely due to initial construction and soil conditions, and it can lead to the need for crawl space repair.

Typical crawl space repair involves inferior methods, including inserting wooden or steel shims between the concrete blocks and the wooden structure. While shimming may initially seem effective, it has to be adjusted every few years.

Signs of Foundation Issues with Crawl Spaces

Crawl Space Repair - Helical Piles

Pier and beam homes with settling will experience sagging. This means floors will sag or slope. Windows and doors may be difficult to open and close—causing a hazard as well as being frustrating. Non-load bearing walls may begin to pull away from the structure along the top edge of the wall. All of these interior symptoms may point to an even larger issue under your home.

Left unrepaired, a sagging home due to foundation issues with homes with crawl spaces will only get worse over time. Shifting beams, floor joists, wall joists, and walls themselves may cause plumbing to move within walls or under your home, causing further damage.

Our Foundation Repair Method for Homes with a Crawl Space

All Florida Ram Jack  offers a permanent solution to use in place of the shim method. By installing helical piles in place of your existing concrete block footings, the interior of the home will rest on a load-bearing stratum that is resistant to seasonal changes, allowing for a consistent base for your home through seasonal cycles.
